    Title Search:

    An examination of the public records to determine what, if any, defects there are in the chain of title. The title search is usually performed by an experienced title company or abstracter. A title search is not normally ordered until major contingencies int he sales contract have been cleared, such as financing.

    After conducting its title search, a title company will issue either a title abstract, a preliminary report, a certificate of title, a continuation certificate of title or a title insurance policy.
